Reconfigured modern kitchen/dining/day room with quartz worktops includes dining area with picture window to front garden and estuary views.

Parking is located to the rear of the property – with 2 spaces for large cars.
Pets – maximum 2 Dogs are accepted by prior arrangement – charges apply
Bed Linen and towels are included.

    ACCOMMODATION – Fully Equipped for your self catering stay

    Entrance Hall– Ground floor area is tiled throughout the hall and kitchen dining day room and hallway. Console with WiFi hub.

    Kitchen – with window over sink overlooking rear garden. Modern fitted kitchen area with quartz worksurface and breakfast bar and 3 stools. Fully equipped with all modern conveniences for a self-catering stay, with Integrated dishwasher, integrated 70/30 fridge freezer, microwave, toaster, cafitiere and kettle. Electric double oven, with induction hob and extractor hood over.

    Dining/Day room with window framing estuary views. Easy chairs for relaxing, wall mounted TV. Dining table with chairs, and pendant light over.

    Rear Porch Utility – with washing machine and tumble drier. Door to rear Garden and parking.

    Bedrooms are all at ground floor level and are carpeted.

    Bedroom one – with en-suite shower. Double bed – Double glazed window framing estuary views. Wardrobe, side tables with lamps and chest of drawers, mirror and centre ceiling light.
    En – Suite shower room – shower cubicle, electric shower with drencher head shower and side hand held shower, toilet and compact basin with cupboard under.

    Bedroom Two – Double bed – Double glazed window to front elevation. Wardrobe, side tables with lamps and chest of drawers, mirror and centre ceiling light.

    Bedroom Three – Twin bedded room – with window to rear garden. Bedside table with lamp, mirror, wardrobe and chest of drawers.

    Please note: there are 2 hairdryers for guest use.

    Infants: Sorry – room configurations means there is no space for infants in cots.

    Family Shower room – With obscured window to rear garden. Shower cubicle with drencher head and handheld shower. wash hand basin and towel rail.

    Separate WC – Toilet and wash basin and towel rail.

    Under stair cupboard with coat hooks and iron, ironing board, hoover etc.

    First Floor Level – Stairs with hand rail to one side leads from hallway up to landing area with window overlooking rear garden.

    Spacious Lounge with dual aspect window with incredible landscape view of the Camel estuary and overlooking rear garden. Electric fire, Wall mounted TV, comfortable sofa seating and additional chairs and lamps.

    : There are steps and varying levels and raised areas without fencing or balustrades, please refer to the images to ensure the property is suitable for your party prior to booking.

    Front Garden – with varying levels and two raised seating areas. The perfect spot to enjoy a morning cup of tea with a view of the estuary, especially when the sun is shining.
    Rear Garden – with varying levels – enjoying two paved patio areas with outdoor seating and raised grassed garden, with path to gate and parking area. Garden tap for rinsing off the beach!
    There is a rear covered store area in the top corner of the garden – Guests are welcome to use this area for storing bikes and boards etc.

    Parking – Private rear parking for 2 large cars without height restriction. Approached via private lane from Alan Road this leads to a generous brick parking area with pedestrian gate to rear garden and path to rear door.

    Pets – maximum of 2 pets are accepted by prior arrangement at a fee per pet for all stays up to 7 nights. Extra charges apply for longer stays. Dogs must not be left unattended and are not permitted in bedrooms.

    Provided – Bed Linens and towels are provided including tea towels and bathmats
